I'm Brian Sivak — a commercial real estate broker in the Greater Toronto Area, and the person behind sivak.io. I teach AI the way I actually use it: to do real work, save real hours, and win real deals. No hype, no theory, no "the future of work" keynote.
The short version.
I spend my days in commercial real estate — leases, deals, pipelines, the endless follow-up that relationship businesses run on. Somewhere along the way I started using AI to handle the parts that used to eat my evenings: summarizing 40-page leases, drafting follow-ups, organizing the chaos of an active pipeline.
It worked. Not in a "look at this cool demo" way — in a "I got two hours of my week back" way. So I started showing other people how. First colleagues, then clients, then anyone who'd sit still for three hours.
That turned into sivak.io: workshops, audits, and managed AI systems for operators who'd rather use AI than read think-pieces about it.
What I actually believe about AI.
You're the senior partner
AI drafts. You review. You decide. You sign off. If AI writes it and you send it, you wrote it. Every system I build keeps a human in the loop on anything that matters.
Workflows beat features
Nobody cares how big the context window is. They care that the lease got read in 90 seconds. I teach the business outcome, then the tool — never the other way around.
Honest about the risks
AI hallucinates. It can be manipulated. It's not a source of truth. I'll tell you exactly where the lines are — including where AI is the wrong tool and you need a person instead.
